Offset mortgages offer an attractive alternative to traditional mortgages and can save you thousands over the long term.
Buying a home is an exciting time, and it is the biggest financial purchase that most people undertake. The majority of homebuyers cannot afford to buy a house outright and it would be impractical to save up the full amount of the house before you bought it, because you would need somewhere to live in the meantime. Therefore, the usual practice is to take out a mortgage – a loan secured against the property you are buying.
In the United Kingdom, there are different types of mortgages to choose from, which include a mortgage that is a big success in Australia, from where it originated. It is called an offset mortgage. Basically, offset mortgages use the interest earnt from your savings accounts and current accounts against your mortgage interest; and as a result this reduces your overall mortgage repayments.
With offset mortgages, your mortgage account runs alongside all your other accounts, and the net balance for all the accounts is calculated, normally on a daily basis. The interest is then worked out on the overall total you have in your accounts. All the interest you have earnt from your savings and current accounts goes straight into your mortgage account.
As with most mortgages there are variations around this theme, such as a current account mortgage (CAM). Your salary is paid directly into your mortgage account where it immediately reduces your mortgage balance. You can then draw against the account for your normal spending as you would with an ordinary account. The mortgage balance and interest is calculated daily, so even if money were left in your account for a short period, it would still have some positive impact on the cost of your mortgage.
Offset mortgages are very efficient. They will enable you to dedicate the bulk of your savings to reduce your mortgage, which can save you thousands of pounds from the mortgage cost, and allow you to pay off your mortgage early. You would still have the flexibility to divert your savings to other uses, however you would give up some of the savings made on your mortgage.
The drawbacks to offset mortgages, is that the mortgage interest rates can be higher than the deals you could get on other types of mortgages, and there are often no special offers, such as low discounted rates for the first few years. If you tend to keep a low balance in your current account and have little in the way of savings, the benefits you get from combining the accounts may be too small to outweigh the extra cost of the offset mortgage. You also need to be efficient with keeping track of your financial outgoings, especially in the case of a CAM where you have just a single account for both your mortgage and current account.
You do not necessarily need an offset mortgage to pay off your mortgage early. You could have an ordinary mortgage and a completely separate savings account. Then, occasionally you could use your savings to pay off a chunk of your mortgage, which could end in you paying off the mortgage early. However, unlike offset mortgages, you would have to pay the tax that was earnt in the savings account.
An offset mortgage could be the right mortgage choice for you, if you are good with your finances, generally have a high current account balance, have reasonably high savings and you are a taxpayer, particularly a higher rate taxpayer. In the United Kingdom, an increasing number of financial lenders are offering offset mortgages because of the benefits they offer to the customer.

Most people refinance their mortgage loan when it is up for renewal from its term. Other times it’s a good idea to refinance
There are other times throughout the term of your mortgage loan that you may want to consider refinancing. If the interest rates plummet, it’s a consideration to refinance your mortgage loan with a longer term, fixed rate mortgage loan. Locking in a low interest rate on your refinanced mortgage loan could mean that you save tens of thousands of dollars in interest payments to your lender.
A word of caution about refinancing mid- mortgage loan term – prepayment penalties come with some mortgage loans and if you have a prepayment penalty on your mortgage loan, talk with your loan officer before you begin the refinancing process.
There’s an easy way to figure out if it’s worth refinancing your mortgage loan mid term and paying the prepayment penalties – find out what your yearly interest payments will be with a new mortgage and compare them to what they are with your current mortgage. Subtract the new mortgage interest from the old mortgage interest – this is how much interest you’re saving in a year. Compare this number with the amount you’ll pay in prepayment penalties. If it is less than half (which means it would take two years to “pay” for the refinancing), then it’s not worth refinancing your mortgage loan. However if you can “pay” for the refinancing within two years on a five year term or more mortgage loan, then it may be worth paying the prepayment penalty.
You can ask your mortgage loan lender if they will waive the prepayment penalty if you refinance your mortgage loan with the same company. Prepayment penalties are in place from some lenders because they’re losing your business and thusly the thousands of dollars of interest payments you were to make to them for the remaining term on your mortgage loan. Most prepayment penalties are six months interest on 80 per cent of the total of your mortgage loan. However, some lenders may be willing to waive the prepayment penalty if you’re staying with them for the longer term mortgage you want to lock in with lower interest rates. While the interest they’re receiving is lower, it can add up to much more than the prepayment penalty amount they will receive if you refinance early.
In order to make paying a prepayment penalty worth it to refinance your mortgage loan, you shouldn’t take any longer than two years in saved money to make up the amount you pay out to the old mortgage loan company in penalties. Be sure that if you do make the payment that your new mortgage doesn’t have prepayment penalties attached to it.

FHA mortgages have always been very good loans for the homebuyer. In today’s market the FHA refinance programs offer maximum benefits to the homeowner that wants to lower payments or get out of an adjustable rate mortgage. FHA offers three types of refinance mortgage loans: Cash-Out, No Cash-Out, and Streamline Refinance.
Streamline refinances were designed to lower monthly payments on FHA mortgages only. They can be done with or without an appraisal, and with or without credit qualification. The borrower cannot receive any cash back with a streamline refinance.
Loan Type Conversion Allowed:
1. 30 yr fixed to 30 yr fixed: The new payment must be lower than the old payment.
2. 30 yr fixed to 15 yr fixed: New payment cannot be more than $50 higher. Note: 15 yr fixed to 30 yr fixed is not allowed.
3. Fixed Rate to ARM: Owner occupied homes only
4. ARM to Fixed Rate
5. ARM to ARM: Rate must be lower than current loan
6. 203K to 203B
Streamline Refinance “Without” An Appraisal:
The new loan amount cannot be more than the original loan amount, OR more than the current principle balance plus closing cost. … Which ever is less. This only applies to owner occupied as non-owner occupied borrowers can only refinance the existing balance do not have the option of rolling in the closing costs.
The only credit verification required is a verification of mortgage payments. This can be done with 12 copies of cancelled checks, front and back. IF cancelled checks are available, no in-file report is required unless the underwriter prefers that method to verify mortgage payments.
Streamline Refinance “With” An Appraisal:
An FHA streamline refinance with an appraisal allows the borrower to finance in the closing costs, discount points, and prepaids provided it all fits within the loan to value limits. The new loan amount may be the current principle plus closing costs, discount points and prepaids, OR, the appraised value x 97.75% (97.65%, or 97.15%, high or low cost state). Which ever is less!
IF the smallest of these two values is greater than the original mortgage balance credit verification is required.
Streamline Refinance – “Credit Qualifying”:
The loan amount is calculated based on the previous formulas and qualifying requires full employment verification, credit report, and debt to income ratio compliance. Typically these loans are used when the new mortgage payment will be higher, deletion of a borrower on new mortgage, or in assumptions involving due-on-sale clauses.
FHA “No Cash Out” Refinance:
This regular no-cash-out loan may be used to refinance an FHA mortgage, VA mortgage, or a conventional mortgage and requires the borrower to fully qualify. Second mortgages may be included in the new loan if they are older than one year or you can prove that the funds were used solely to repair or rehabilitate the home. If not, paying off or including these loans would be considered a cash-out refinance.
This loan can be used to buy out the equity of an ex-spouse provided it is documented in the divorce papers. It is still considered a no-cash-out because this equity is considered indebtedness.
IF the property was purchased less than a year ago and is not currently an FHA loan, the loan amount will be the appraised value plus closing cost, OR the original sales price plus closing cost. Which ever is less!
If the home was purchased more than a year ago and does not have FHA financeing, the loan amount should be calculated as the “streamline refinance with an appraisal” above.
FHA “Cash Out” Refinance:
This loan can be used to refinance a conventional mortgage, VA mortgage, or FHA mortgage. This loan has many advantages: Max loan to value is 75% for conventional loans but FHA loans allow 85% plus a portion of the closing costs.
The property must be owner occupied and the borrower must fully qualify.
